What date can my inspection be done?

What should I look out for when buying a home?

It is recommended that each of the services (gas and electrical) be safety and operationally inspected as part of the home buying process especially if there isn’t a documented history of inspections.

Once a property is purchased and issues arise then it’s often a case of an unforeseen and potential major expense that can take the shine off your “ideal” home.

What does EICR mean?

An EICR is an Electrical Installation Conditioning Report. It means that all of the electrics within the property will be properly checked and evaluated in a report.

Can I reduce my offer on a house after a survey?

Yes, you are able to use the findings of a properties survey to renegotiate the price of a property or in some cases the homeowner will rectify the issues before the sale.

Is a Home services and EICR report the same as a RICS report?

No, a home services and/or ECIS report cover the elements that a RICS report doesn’t cover. Whilst your RICS report will cover the foundations of the property you are looking to buy, such as the roof, walls, pipes, timber and other visible aspects of the home, a home services report and/or EICR inspects the boiler, heating system, plumbing and electrical installation.
