What does EICR mean?

An EICR is an Electrical Installation Conditioning Report. It means that all of the electrics within the property will be properly checked and evaluated in a report.

How long does it take to carry out a home service report & EICR?

Our aim is to get your test booked in as quickly as possible to ensure a smooth process for you, with the report being sent out to you within 48 hours after being completed.

Who needs a Home service report and EICR?

Yes, you are able to use the findings of a properties survey to renegotiate the price of a property or in some cases the homeowner will rectify the issues before the sale.

What are the red flags on a home service report?

Red flags of a home service report can include

  • Faulty electrics (costs can vary but range from £4k-£5.5k for a 3 bedroom home)
  • Poor condition of the boiler (a new boiler could set you back around £2250- £4000)
  • Faulty plumbing (It costs around £1,500 for new gas central heating pipework in an average two-bed house, but £15,000 to replumb it entirely.)

What are the contents of a home services report?

Within this comprehensive 3 in 1 home service report includes:

  • Full gas safety inspection on the condition of the boiler
  • 16 point assessment of the properties plumbing
  • 16 point assessment of the properties heating system
  • Accompanying photographs

Essentially it identifies any defects, deterioration, damages and the condition as well as giving any recommendations for improvement. This gives you the power of negotiating on a property you are looking to purchase.

What should I look out for when buying a home?

When looking to purchase a house you should do our own checks as you would through the property. You should look out for any signs of

  • Damp
  • Mold
  • Cracking in walls
  • Sagging floors
  • Check the water pressure by turning the taps on
  • Exposed wiring

Is a Home services and EICR report the same as a RICS report?

No, a home services and/or ECIS report cover the elements that a RICS report doesn’t cover. Whilst your RICS report will cover the foundations of the property you are looking to buy, such as the roof, walls, pipes, timber and other visible aspects of the home, a home services report and/or EICR inspects the boiler, heating system, plumbing and electrical installation.
