Home Services Reports & EICR Reports

What is a Home Service Report

Our home buyer services report is not a RICS report, it is a report to ascertain the condition of a properties boiler, heating system, plumbing and electrical system. This report is carried out by a fully qualified Gas Safe engineer (boiler, heating and plumbing) or a fully qualified electrical engineer (when choosing an accompanying EICR). Our engineer looks for visible problems that are serious, dangerous or that could cause further costs for the new owner.

What is an EICR?

Our Napit approved electrical installation condition report meets BS 7671: 18th edition standards. It includes the complete test and inspection of your property’s electrical installation including the testing of all circuits and appropriate descriptions. It will identify and areas of the installation that are dangerous or need improvement.

When buying or renting a property in the UK, it is important to obtain a Home Services Report (HSR) and an Electrical Installation Condition Report (EICR) to ensure that the property is safe and in good condition. These reports can provide valuable information about the condition of the property, allowing buyers and renters to make informed decisions.

The Home Services Report covers boiler, heating systems and plumbing installation and is carried out by a qualified gas safe engineer, we also recommend having a full electrical installation condition report which will be carried out by one of our NAPIT qualified electricians. Both of these reports provide a detailed overview of the property’s utilities, highlighting any issues that may need to be addressed. This report also includes recommendations to rectify any issues.

One of the key benefits of the Home Services Report is that it can help buyers to negotiate the price of the property. If the report highlights any significant issues, such as a problem with the wiring or heating system, buyers may be able to use this information to negotiate a lower price with the seller. This can potentially save buyers thousands of pounds in repair costs.

Electrical faults can pose a serious risk to occupants, including the risk of electric shock or fire. In some cases, electrical faults may not be immediately apparent, making it difficult for buyers or renters to identify them. By obtaining an Electrical Installation Condition Report, buyers and renters can ensure that the property’s electrical systems are safe and up to current regulations.

In some cases, lenders may require an EICR before agreeing to a mortgage. This is particularly true for buy-to-let properties, where landlords have a legal obligation to ensure that their properties meet certain safety standards. By obtaining an EICR, landlords can ensure that their properties are safe for tenants to occupy, and avoid potential legal issues down the line.

Overall, obtaining a Home Services Report and an Electrical Installation Condition Report is essential for anyone looking to buy or rent a property in the UK. These reports provide valuable information about the condition of the property, allowing buyers and renters to make informed decisions about their investment. By identifying any issues early on, buyers and renters can save themselves time, money, and potential safety risks down the line.
