What is an Electrical Installation Condition Report (EICR)?

An Electrical Installation Condition Report (EICR) is a formal document produced following an in-depth inspection and testing of the electrical systems within a property. It identifies any damage, deterioration, defects, or dangerous conditions that may compromise safety.

The report highlights whether the electrical installation is in a satisfactory condition for continued use and outlines any necessary remedial actions. An EICR is essential for ensuring your property remains compliant with current electrical safety standards.

Who Needs an EICR?

An EICR is highly recommended for all property types and is legally required in many circumstances, particularly for:

  • Landlords: All rented properties in England must have a valid EICR conducted every five years or at the start of a new tenancy.
  • Homeowners: Every 10 years, or when selling or buying a property, an EICR provides peace of mind and helps avoid costly electrical issues.
  • Businesses and Commercial Properties: Ensures compliance with the Electricity at Work Regulations 1989 and reduces liability risks.
  • Homebuyers: Helps identify potential electrical issues before purchase (not legally required, however, an EICR is highly advisable every 10 years and before buying or selling a property).

What’s Included in an EICR?

Our comprehensive EICR assessments include:

  • A visual inspection of all fixed electrical installations
  • Testing of circuits for faults or potential hazards
  • Napit approved Electrical Installation report to BS 7671: 18th edition standard
  • Identification of wear and tear, damage, or non-compliance with current regulations
  • Risk classification codes for all identified issues (C1, C2, C3, FI)
  • Recommendations for remedial works, if required
  • Certification confirming whether the installation is Satisfactory or Unsatisfactory

What Happens After the Assessment?

After your assessment, you’ll receive a detailed EICR certificate outlining the findings. If any issues are identified, they’ll be categorised clearly:

  • C1 – Immediate danger, requires urgent action
  • C2 – Potentially dangerous, requires attention
  • C3 – Improvement recommended
  • FI – Further investigation needed

We will talk you through the results and can also assist in arranging any necessary remedial works via our trusted network of qualified electricians.

The Importance of an EICR

Electrical faults are one of the leading causes of house fires in the UK. An EICR helps:

  • Prevent potential electrical hazards
  • Ensure compliance with safety regulations
  • Reduce insurance risks
  • Maintain property value
  • Provide peace of mind for landlords, tenants, and owners

Are EICRs Legally Required?

Yes, for rented residential properties, it is a legal requirement under The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 to have a valid EICR every five years.

For commercial properties, compliance with the Electricity at Work Regulations 1989 requires regular testing to ensure safety and reduce liability.

For homeowners, while not legally mandated, an EICR is highly advisable every 10 years and before buying or selling a property.

    FAQs

    What does EICR stand for?

EICR stands for Electrical Installation Condition Report. It’s a formal document issued after a qualified electrician inspects and tests the electrical systems within a property to ensure they are safe and compliant.

How often do I need an EICR?

    • Landlords: Every 5 years or at the start of a new tenancy (legally required in England).
    • Homeowners: Every 10 years, or when buying or selling a home.

Businesses/Commercial Premises: As recommended under the Electricity at Work Regulations 1989, typically every 3 to 5 years, depending on the type of premises.

Is an EICR a legal requirement?

Yes, for rental properties in England, an EICR is legally required every five years. Commercial properties must comply with workplace safety laws, and while it’s not legally required for homeowners, it is highly advisable.

What happens if my EICR is unsatisfactory?

If your EICR is marked as “Unsatisfactory”, it means faults or risks have been identified. Issues will be coded (C1, C2, etc.) and may require urgent or recommended remedial works. We can help arrange trusted electricians to carry out the necessary repairs.

Who can carry out an EICR?

Only a qualified and registered electrician, such as a NICEIC-registered or NAPIT-approved professional, can perform an EICR. All our assessors meet the latest certification standards.

How long does an EICR take?

An EICR assessment usually takes between 1 to 3 hours, depending on the size and condition of your electrical installation. Larger or older properties may take longer.

    What does an EICR check?

    An EICR involves:

    • Visual inspection of fixed electrical systems
    • Testing of circuits for faults or hazards
    • Identification of deterioration, damage or non-compliance
    • Classification of any issues found (C1, C2, C3, FI)

A final determination on whether the installation is satisfactory

Can I sell or rent a property without an EICR?

You cannot rent a property without an EICR; it is a legal requirement in England.
However, you can sell without one, but it’s highly recommended. A valid EICR can help avoid delays, demonstrate safety, and reassure buyers.

How much does an EICR cost?

At Home Service Reports, we offer competitive pricing and transparent quotes with no hidden fees. Our EICR costs £175 +VAT.
