What’s included?

- The assessor will then use software to analyse the data and calculate the property’s energy performance rating, which is given on a scale from A to G, with A being the most efficient and G being the least.
What is an EPC?
An EPC is a detailed report that rates a property’s energy efficiency from A (most efficient) to G (least efficient). It estimates your property’s potential energy costs for heating, hot water, and lighting, and outlines its carbon dioxide emissions. The certificate also includes practical recommendations on how you can improve your property’s energy efficiency, reduce running costs, and lower its carbon footprint. An EPC is valid for 10 years.
The most efficient homes – which should have the lowest fuel bills – are in band A. The Certificate will tell you on a scale of A-G, the energy efficiency of your home, along with the potential scale after improvements are made. Better-rated homes should have less impact on Carbon Dioxide (CO2) emissions. The EPC will show the amount of CO2 emissions produced by that property in tonnes and will advise on the amount this could be reduced by.
Who needs an EPC?
It is a legal requirement for all properties bought, sold, or rented to have a valid Energy Performance Certificate (EPC). This applies to any building being marketed for sale or rental purposes, whether you are managing the transaction privately or through an estate agent. If you are selling or letting your residential home or commercial premises, an EPC is mandatory.

Who can carry out an EPC?
Only a qualified Domestic Energy Assessor (DEA) can carry out an EPC. All Home Service Reports assessors are fully accredited, insured, and trained to government standards.
Can I improve my EPC rating?
Yes. Improving areas such as loft insulation, boiler efficiency, window glazing, and installing low-energy lighting or renewables like solar panels can positively impact your EPC rating.
Is an EPC required for commercial properties?
Yes. Commercial premises being sold or rented require a Non-Domestic EPC, completed by a qualified non-domestic energy assessor. We don’t offer commercial, but we do offer domestic EPCs.
Where is my EPC stored?
Once completed, your EPC is officially registered on the Energy Performance of Buildings Register. You can view or download your certificate online at any time for use during property transactions.
Can you produce EPCs for listed buildings?
